Virginia-based Capital Square paid Grant Street Project LLC $326.2 million for property at 500 32nd St. S.W. The property includes the Amazon AR Sort Fulfillment Center. The transaction is believed to be the highest sale price ever recorded in Polk County. The state-of-the-art fulfillment facility, with a gross area of over 2.69 million square feet, opened in December 2020. The transaction was recorded Feb. 2, 2022.

Distribution Properties LLC, doing business as Brown Warehouse Co., paid Opus Development Co. LLC $27.4 million for property at 7400 S.E. Convenience Blvd. The 24.3-acre site includes a 277,930-square-foot industrial building whose construction was completed in 2022. The transaction occurred Dec. 29.

A group of investors paid Hubbell Realty Co. nearly $19.3 million for property at 7305 S.E. Crosswinds Drive. The 23-acre parcel includes a 221,520-square-foot multi-tenant warehouse. Investment groups that bought the property include KBK Pomona Properties LLC, based in Santa Barbara, Calif.; Knight Street Associates LLC, based in Ashaway, R.I.; Swanson Developments LP, based in Murfreesboro, Tenn.; and Lucorp Oil & Gas LLC and Sealy SE Crosswinds Drive LLC, both based in Shreveport, La. In 2022, the property was valued at $6.7 million. The transaction was recorded June 27.

Kastner LLC, based in Los Angeles, paid DSM Industrial Property LP, an entity affiliated with Briar Capital Acquisitions LLC of New York City, $17.5 million for property at 1301 S.E. Gateway Drive. The property includes a 109,786-square-foot industrial warehouse leased by Amazon Corp. In 2022, the property was valued at $9.5 million. The transaction was recorded May 10.

1500 SE 37th St Owner LLC, which is affiliated with FRE Fund Investors based in San Francisco, paid USIP III (Des Moines) LLC $13.3 million for the property located at 1500 S.E. 37th St. The 26-acre parcel includes a 236,693-square-foot facility constructed in 1972. In 2022, the property was valued at $5.9 million. The transaction was recorded Feb. 25, 2022.

Amerco Real Estate Co. paid Omaha-based HFB LLC $11.45 million for property at 1204 S.E. 16th Court. The nearly 4-acre parcel includes a four-story, 149,074-square-foot storage facility whose construction was completed in early 2022. The facility is climate-controlled. In 2022, the property was valued at $5.2 million. The transaction was recorded Nov. 7.

Amerco Real Estate Co. paid Omaha-based HFB II LLC $10.7 million for the property located at 6220 Village View Drive. The 3-acre parcel includes a three-story, 90,215-square-foot self-storage facility whose construction was completed in 2020. In 2022, the property was valued at $6.7 million. The transaction was recorded Nov. 10.

TL Park Ave LLC, located in Johnston, paid Blue Marble Investments LLC $8.2 million for property at 5016, 5020, 5050, 5100 and 5150 Park Ave. The properties include office warehouses that range in size from 15,000 square feet to over 62,400 square feet. The transaction was recorded April 7, 2022.

Charles Colby Investment Trust and Ruth Colby Investment Trust paid Jonathan Houghton and Barbara Houghton $5.7 million for property at 3200 100th St. The 3.9-acre parcel includes a 41,037-square-foot flexible warehouse, office and retail space. The property in 2021 was valued at $3.3 million. The transaction was recorded Sept. 2.

AIC Ventures, a Texas-based venture capital group, paid ColorArt LLC $4.9 million for property at 2525 Delaware Ave. The 3.2-acre parcel includes 65,134 square feet of warehouse and other space. The property in 2022 was valued at $5.2 million. The transaction was recorded Aug. 4.
